A roof replacement is one of the biggest financial commitments a homeowner will make, so here’s a guide to roofing materials that will help you spend your money wisely.

Replacing a roof is a substantial undertaking, with an average cost of $7,600 for an asphalt roof, “2015 Remodeling Impact Report” from the NATIONAL ASSOCIATION OF REALTORS®. The price jumps if you upgrade to standing-seam metal and better quality underlayment and flashing.

But while you might get more immediate pleasure from those upgrades, they can’t compare to the long-term value of a solid, attractive, and leak-free roof. About three-quarters of homeowners get new roofs not because they want to but because they have to. If you’re one of them, here’s a guide to your options.

How Roofing Materials Are Sold

Most roofing is sold by the “square,” enough to cover 100 square feet of roof area. Our sample house — a typical two-story, 2,300-square-foot house with a medium-pitch roof — has a roof area of about 1,500 square feet. Double that if the house is only one story. Note: All costs are approximate.

Composition Shingles

Commonly called asphalt shingles, these are the most popular residential roofing material in the country. Most products consist of a fiberglass mat between two layers of asphalt. Tiny stones embedded in the top help protect the shingles from the sun’s damaging rays.

Basic three-tab shingles have slits in the front, so each piece looks like three small shingles. Architectural shingles are a more upscale choice. They are thicker, longer-lasting, and don’t have slits where debris can collect. They also create a more textured look, which many people prefer.

Benefits: Relatively inexpensive, and all roofers know how to install them. Good fire resistance. Some types are suitable for hail regions and available with wind warranties up to 130 mph. May contain zinc or copper to inhibit algae growth.

Drawbacks: Typically last only 20 years and need periodic cleaning to remove moss and debris.

Green factor: Some types have a reflective coating that can lower cooling costs. Though theoretically recyclable, most worn shingles end up in landfills.

Cost per square foot: $2-$4, installed

Wood Shingles and Shakes

Traditional and beautiful, wood is no longer as popular because quality has declined, and because of rising concerns about fire. Shakes are thick and have a rough, split surface; shingles are thinner and sawn flat. Both types must be installed over spaced boards, not solid sheathing, so the roofing can dry.

Benefits: In dry climates, shakes and shingles perform well; some shakes have up to a 50-year warranty. Thicker shakes can be used where hail is severe.

Drawbacks: Not fire-resistant unless treated, so some building codes prohibit them. Thinner products can be damaged by hail. In wet climates, wood must be cleaned periodically to remove moss and lichen.

Green factor: Roof-quality shakes are cut from old-growth trees. Worn-out roofing can be recycled into mulch, provided it hasn’t been treated with pesticide.

Cost per square foot: $5-$12, installed

Metal Panels and Tiles

Once found mostly on commercial and farm buildings, metal roofing is now the fastest-growing residential roofing material. There are two basic kinds: standing-seam panels and tiles. Panels come in pieces around 16 inches wide and up to 20 feet long, so they reach without a seam from the ridge to the gutters. Metal tiles can mimic the look of wood shingles or shakes.

Benefits: Extremely long-lasting; some come with lifetime warranties. Good fire resistance, and some styles are strong enough to resist wind and heavy hail. Panels go up quickly and require little maintenance.

Drawbacks: Higher initial cost than composition shingles. Tile roofs have numerous grooves that trap leaves, so they need frequent cleaning.

Green factor: Styles with reflective coatings reduce cooling demand by 10% to 15% and can qualify for a federal energy efficiency tax credit of up to $500.

Cost per square foot: $3.50-$11, installed

Clay or Concrete Tiles

Red clay tiles are an essential feature of Spanish-style homes in much of the Southwest and Florida. In addition to traditional styles, clay and concrete tiles can mimic wooden shingles or shakes, while others look almost like slate.

Benefits: Long-lasting; some manufacturers offer lifetime warranties. Well-suited to relatively dry climates, and will not burn.

Drawbacks: Heavy, so the roof structure must be able to support the weight. They can be damaged by hail. Concrete tiles are moss magnets in damp climates; use glazed tiles instead.

Green factor: Long-lasting clay and concrete tiles can be reused and eventually recycled into new building materials.

Cost per square foot: $5.50-$10.50, installed

Average two-story, 2,300 square foot house, including removal of one layer of roofing: $17,500

Slate

Quarried in the Northeast and Virginia, slate is much more common in the East than in the West. Because slates hang from nails and are not glued down, they are best suited for fairly steep roofs that shed water quickly.

Benefits: Slate can last for decades, doesn’t burn, and sheds snow and rain well.

Drawbacks: Slate is expensive and requires skill to install and repair, which can be an issue where such roofs are rare. The roof structure must be able to support the heavy weight.

Green factor: Slate is a natural material, and slicing it into shingles requires little energy. If a building with a slate roof is torn down, the slates can be reused.

Cost per square foot: $10-$20, installed

House hunting is one of the most exciting parts of the home buying process. But it’s also where a lot of first-time buyers make mistakes. Without a solid plan in place, the house hunting process can be a lot of effort with little reward. That’s where this checklist comes in!

Here are ten tips to help you get the most out of your house hunting experience.

1. Create a Realistic Checklist

Get out a sheet of paper, put on your “realism” hat, and start writing down the things you need in a home versus the things you want. You can organize them on the page however you like, as long as you separate the needs and the wants. Put a box next to each item, and then make photocopies.

When you visit a home, take a copy of the checklist with you and write the home’s address at the top. Then move through the house and check off what it does and does not offer. This will help you remember which house had what, especially when you’re looking at many properties.

2. Be a Proactive Hunter

Your real estate agent will help with the house hunting process. (You are using an agent, right?) But don’t rely solely on your agent. Go out there and do some hunting yourself. Check out the websites listed below for starters, and then start driving through neighborhoods and communities.

3. Get Web Savvy

The Internet can reduce your house hunting time by 50% or more. By previewing homes and researching neighborhoods online, you can weed out the ones you don’t want to visit. This will save you time, energy and gas money! At a minimum, check out Realtor.com, Trulia.com, and Zillow.com. If you’re considering foreclosure homes as well as regular listings, check out RealtyTrac.com as well.

4. Play Detective

When visiting a home, don’t be shy about asking the sellers (or their agent) plenty of questions. Be friendly about it, but be thorough. Likewise, feel free to do a reasonable amount of “snooping.” Don’t violate the seller’s privacy — just be sure to look in all the dark corners, the basement, tools sheds and the like.

5. Validate the Asking Price

If asking prices were set in stone, they would be called “selling prices” from the start. But that’s not how it works. You should always compare the asking price of a home to recent sales in the area. Your agent should be expert at providing such “comps” to help you validate (or debunk) the seller’s asking price.

6. Visit During Rush Hour

That peaceful property you visited at 10:00 in the morning might be totally different at 5:30 in the evening. By visiting a home during rush hour, you’re evaluating two things at once. First, you’ll find out if traffic snarls make it hard to enter or exit the neighborhood. Secondly, you’ll be able to judge the noise factor at its loudest time of day.

7. Test the Drive

While we’re talking about rush hour, why not test out the morning commute to your work? It might seem silly to do a rush hour commute from a home you’re only considering, but think about how much time you’ll spend commuting day after day. It’s a major quality-of-life issue, so it deserves some consideration.

8. Look into the Future

Will that beautiful meadow across the street be a shopping center or a highway in two years? You won’t know unless you do the research. Talk to the city or county to find out what their plans are for the area around the home. Don’t expect the sellers to volunteer such information, because it’s not in their interest to deliver bad news about the neighborhood. Nor are they required to provide such information.

9. Bring a Digital Camera

Digital cameras are ideal for house hunting. You can take pictures of the homes you visit and save them in labeled folders on your computer. Which home had the swimming pool? Which one had the wood floors and crown molding? Just look at the photos and you’ll remember.

10. Bring a Devil’s Advocate

When visiting a home that could potentially become your own, it’s easy to be emotional. That’s good and bad. Sometimes, emotion has a way of clouding our better judgment. You can counter this by bringing a friend or family member along on house hunting trips. In addition to keeping you company, a “disinterested witness” can offer an objective point of view. This is crucial when making such a large purchase.

Buying Your First Home in 2017

In most U.S. cities, buying a home makes a lot of sense right now. The housing market is stable, with rising home values reported across the nation during 2016. The job market and the broader economy have improved significantly since the recession years. And in many areas, owning a home is actually more affordable than renting right now.

But these are just the external factors. There are personal considerations as well. You have to make sure buying a home makes sense for you, based on your current financial and lifestyle situation.

For starters, ask yourself the following questions:

  • Do you plan to live in the area for at least the next few years? If so, buying might make sense for you.
  • Do you have steady and reliable income right now, with a reasonable expectation for continued employment and income? If so, you can put another check mark in the “buy” column.
  • Would owning a home improve your quality of life in some way?

If you answered yes to these questions, then 2017 might be a good time to buy your first home.

Mortgage Rates Have Risen

As a first-time home buyer, you should be aware that mortgage rates have risen in recent weeks. In fact, by the last week of December 2016, the average rate for a 30-year home loan had risen to its highest point in more than two years.

At the start of 2017, the average rate for a 30-year mortgage was 4.32%. Analysts with the Mortgage Bankers Association expect rates to rise gradually throughout 2017, possibly reaching 4.7% (for a 30-year loan) by the end of the year.

The point is, if you postpone your home-buying plans until later in 2017, you could end up paying more for a home — and for a mortgage loan. So a strong case could be made for buying sooner rather than later.

Don’t rouse the IRS or pay more taxes than necessary — know the score on each home tax deduction and credit.

As you calculate your tax returns, be careful not to commit any of these nine home-related tax mistakes, which tax pros say are especially common and can cost you money or draw the IRS to your doorstep.

Sin #1: Deducting the Wrong Year for Property Taxes

You take a tax deduction for property taxes in the year you (or the holder of your escrow account) actually paid them. Some taxing authorities work a year behind — that is, you’re not billed for 2013 property taxes until 2014. But that’s irrelevant to the feds.

Enter on your federal forms whatever amount you actually paid in that tax year, no matter what the date is on your tax bill. Dave Hampton, CPA, a tax department manager at the Cincinnati accounting firm of Burke & Schindler, has seen homeowners confuse payments for different years and claim the incorrect amount.

Sin #2: Confusing Escrow Amount for Actual Taxes Paid

If your lender escrows funds to pay your property taxes, don’t just deduct the amount escrowed. The regular amount you pay into your escrow account each month to cover property taxes is probably a little more or a little less than your property tax bill. Your lender will adjust the amount every year or so to realign the two.

For example, your tax bill might be $1,200, but your lender may have collected $1,100 or $1,300 in escrow over the year. Deduct only $1,200 or the amount of property taxes noted on the Form 1098 that your lender sends. If you don’t receive Form 1098, contact the agency that collects property tax to find out how much you paid.

Sin #3: Deducting Points Paid to Refinance

Deduct points you paid your lender to secure your mortgage in full for the year you bought your home. However, when you refinance, you must deduct points over the life of your new loan.

For example, if you paid $2,000 in points to refinance into a 15-year mortgage, your tax deduction is $2,000 divided by 15 years, or $133 per year.

Sin #4: Misjudging the Home Office Tax Deduction

The deduction is complicated, often doesn’t amount to much of a deduction, has to be recaptured if you turn a profit when you sell your home, and can pique the IRS’s interest in your return.

But there’s good news. There’s a new simplified home office deduction option if you don’t want to claim actual costs. If you’re eligible, you can deduct $5 per square foot up to 300 feet of office space, or up to $1,500 per year.

Sin #5: Failing to Repay the First-Time Homebuyer Tax Credit

If you used the original homebuyer tax credit in 2008, you must repay 1/15th of the credit over 15 years.

If you used the tax credit in 2009 or 2010 and then within 36 months you sold your house or stopped using it as your primary residence, you also have to pay back the credit.

The IRS has a tool you can use to help figure out what you owe.

Sin #6: Failing to Track Home-Related Expenses

If the IRS comes a-knockin’, don’t be scrambling to compile your records. File or scan and store home office and home improvement expense receipts and other home-related documents as you go.

Sin #7: Forgetting to Keep Track of Capital Gains

If you sold your main home last year, don’t forget to pay capital gains taxes on any profit. You can typically exclude $250,000 of any profits from taxes (or $500,000 if you’re married filing jointly).

So if your cost basis for your home is $100,000 (what you paid for it plus any improvements) and you sold it for $400,000, your capital gains are $300,000. If you’re single, you owe taxes on $50,000 of gains.

However, there are minimum time limits for holding property to take advantage of the exclusions, and other details. Consult IRS Publication 523. And high-income earners could get hit with an additional tax.

Sin #8: Filing Incorrectly for Energy Tax Credits

If you made any eligible improvements in 2015 and 2016, such as installing energy-efficient heating and cooling system, you may be able to take a 10% tax credit, up to $500. With some systems your cap is lower than $500. For instance, you can only claim $200 on windows. But keep in mind, this is a lifetime credit. If you claimed the credit in any recent years, you’re done.

Installing a solar electric, solar water heater, geothermal, or small wind energy system can also make you eligible to take the Residential Energy Efficient Property Credit.

To claim the deduction, you have to use the complicated Form 5695, which can mean cross-checking with half a dozen other IRS forms. Read the instructions carefully.

Sin #9: Claiming Too Much for the Mortgage Interest Tax Deduction

Taxpayers are allowed to deduct mortgage interest on home acquisition debt up to $1 million, plus they can also deduct up to $100,000 in home equity debt.

Follow these six tips to get your home trim and clutter-free in the new year.

Every January, millions of people pledge to lose weight by hitting the gym or going on a diet. But like our bodies, our homes also accumulate excess baggage. So this New Year, why not put your house on a diet? Here are six tips to help your home lose its “love handles” of old clothes, obsolete gadgets, furniture and more. Now you and your house can both meet your weight-loss goals this year.

Do the 27-fling boogie

You might not be able to think of 27 things in your house you no longer use, but if you get a box and don’t stop until you find them, you’ll clear up space and have something to donate to a local charity. FlyLady, who learned this tip from Suze Orman, adds this advice: “As soon as you finish filling the box, take it to the car. You are less tempted to rescue the items.” You can also do this again for a 54-Fling Boogie, and send 27 more items directly to the trash.

The biggest losers

If your home is on the obese side of the spectrum, it calls for extreme measures. A Bagster acts just like a dumpster but with the portability of a large shopping bag. She gives a comprehensive, state-by-state list of where to get rid of anything from furniture to that old pair of golf clubs. Plus, you get to help a local charity.

Lose that post-child weight

Did your kids skip town but leave their clutter? When children go to college or move out, their old stuff can add some serious heft to your home. It’s best to get them to come clean it out themselves—they know what items are significant, and which ones aren’t. But if they moved across the country, and home visits are too precious to waste cleaning, you can do the deed virtually. Just take photos of their items, upload them into a shareable album, and have them choose what gets sent to them and what gets pitched.

Don’t let the mailman ruin your diet

A few days of piled-up mail can easily put a few extra pounds on your kitchen table. Household advisor FlyLady says to combat the daily onslaught, deal with the paperwork the moment it comes into the house with a garbage can and calendar at your side. Then always put the bills in the same place, and set one or two days a month to tackle them.

Book yourself a healthier weight

It’s hard to let go of books you’ve read, but bookshelves can only hold so many. Put them to a new use—as shelves! This simple DIY project actually uses your old books as a storage solution. With this, you’ll clear out your place and–just like with your own diet–you’ll probably impress your friends.

Whether your roof is brand-new or years old, here’s what you need to do to keep it in the best possible shape for the longest possible time.

A new roof is an expensive proposition — $18,800 on average for composition shingles, according to Remodeling magazine’s Cost Vs. Value Report, and as much as $36,000 for high-end materials. Once you’ve made that kind of investment, you’ll want to protect it.

And even if your roof is years old, maintaining it in good shape will prolong its life and keep you from having to replace it prematurely. Here’s what you need to do to get the most from your roof.

Clean the Gutters

Ruined paint on siding and a wet basement are typical problems caused by clogged gutters, but it might surprise you to learn that the overflow can also go upward. When leaves pile too deeply in gutters, water can wick into roof sheathing and rot it, or even rot roof rafters.

Fixing that kind of damage could run into the thousands of dollars, but you can avoid it by cleaning your gutters each fall and spring. Do it yourself in a few hours if you’re comfortable working on a ladder, or hire a pro for $50-$250, depending on house size.

Remove Leaves

If you have a simple peaked roof surrounded by low landscaping, your roof probably stays clear of leaves on its own. But if the roof is more complicated or if towering trees are nearby, piles of leaves probably collect in roof valleys or near chimneys. If you don’t remove them, they will trap moisture and gradually decompose, allowing moisture to accumulate in your roof — or worse, create fertile ground for weeds to grow.

If you have a low-slope roof and a one-story house, you may be able to pull the leaves down with a soft car-washing brush on a telescoping pole. Or you can use a specialty tool like a roof leaf rake, which costs about $20. A leaf blower gets the job done too, especially on dry leaves, but you or a pro needs to go up on the roof to use it.

If leaves are too wet or too deep, you might need to wash them off with a garden hose. Don’t use a pressure washer, which can force water up under the shingles.

Get Rid of Moss

In much of the country, composition roofs often become covered with black algae. Although unsightly, this filmy growth doesn’t hurt the roof. A little chlorine bleach or detergent mixed with water will kill it, but it’s safer for both you and the roof to just leave it alone.

If you live in the Northwest, you’re likely to find moss growing on your roof, particularly on wood or composition shingles. Moss, which looks more three-dimensional than algae, needs to go because it traps water. If you tackle it early enough, you can just sweep it off.

If there’s a lot of buildup, you may need to kill the moss first. The Washington Toxics Coalition recommends using products based on potassium salts of fatty acids rather than more toxic formulas with zinc sulfate. Even so, apply the soap only where moss is growing, and try to keep the wash water from getting into storm drains.

Once the roof is clean and free of moss, consider investing in zinc strips to keep it from coming back. For about $300, a roofer will install strips near the top of the roof. When it rains, the runoff from the strips inhibits the growth of moss. It’s effective and more environmentally friendly than treating the entire roof with pesticide, as long as you don’t live near a stream or a lake where the runoff can harm aquatic life.

Trim Overhanging Branches

A little prevention in the form of tree-trimming goes a long way toward keeping leaves and moss off your roof and keeping your roof damage-free. Abrasion from limbs and leaves that touch your roof can eventually damage shingles, especially in high winds.

Overhanging branches also give squirrels and other rodents access to your roof. They can gnaw on your roof and siding. Branches need to be 10 feet away from your roof to keep these pests at bay. If that’s not possible, wrap the tree trunk with a sheet-metal bank to prevent them from climbing the tree.

Trimming branches that hang over the roof is a job for a pro, though, or you might cause more damage than you prevent.

Prevent Ice Dams

If you’re plagued by ice buildup on the roof, removing some or all of the snow between storms might forestall leaks into your house. Don’t try to pry off ice that’s already formed, since that could damage the roof. Use a roof rake to dislodge snow within three or four feet of the gutters. Get a telescoping pole and work from the ground, if possible. If you must be on a ladder, work at an angle so the falling snow doesn’t push you over.

Inadequate insulation and air leaks into your attic greatly increase the risk of ice dams, so once the storms pass, address those problems, too.

Look and Listen

After every big wind or hail storm, or if you’ve heard scurrying on the roof at night, give your roof a quick check to make sure everything’s still intact.

Look for:

  • Curling, loose, or missing shingles
  • Damaged flashing around vents, chimneys, skylights, and other openings

If anything seems amiss, ask a roofer to inspect ASAP. Most problems are fairly easy to fix, but if you put them off and water gets in, the damage and costs escalate.

TIP: You don’t have to climb a ladder to inspect your roof. You can use binoculars.

Based on the most-common top-ten resolutions gathered by Time magazine, USA.gov, and other sources, we’ve put together an inspiring list of home management goals.

1. Lose weight (cut energy use)

Your house is a glutton, gobbling energy like a starved elephant. Gain control by trimming energy use.

A good place to start is your HVAC ductwork. Ducts are notorious energy-wasters, leaking your heating and cooling air through holes and loose connections.

Sealing and insulating your ductwork can improve the efficiency of your heating and cooling system by as much as 20%, saving you $200 per year or more, according to Energy Star. You’ll make your home more comfortable, and a more-efficient system helps extend the life of your furnace, air conditioner, or heat pump.

Because ducts are usually hidden inside walls, ceilings, attics, and crawl spaces, sealing and insulating them may be a difficult and time-consuming DIY job. If you can’t reach all your ducts, concentrate on those that are accessible.

Use duct sealant — called mastic — or metal-backed tape to seal the seams, holes, and connections. Don’t use the confusingly named “duct tape,” which won’t provide a permanent solution. Be sure to seal connections at vents and floor registers — these are likely places for leaks to occur.

After sealing your ducts, wrap them in fiberglass insulation. Most hardware stores and home improvement centers have insulation wrap products made for ducts.

A professional heating and cooling contractor will charge $1,000 to $4,000 for the work, including materials, depending on the size of your home and accessibility to your ducts.

Insulating your ductwork may qualify for a rebate from your state or local municipality. Check the Database of State Incentives for Renewables & Efficiency.

2. Quit smoking (purify indoor air)

The EPA lists indoor air quality as one of the top environmental health hazards. That’s because indoor air is full of potential contaminants, such as dust, mold spores, pollen, and viruses. The problem is at its worst during winter, when windows and doors are shut tight.

You can help eliminate harmful lung irritants in your home with these maintenance and improvement tips:

  • Maintain your HVAC system and change furnace filters regularly. Use the highest-quality filters you can afford ($10-$20) and change every month during peak heating and cooling seasons.
  • Keep indoor air pristine by using low-VOC paints when you remodel your rooms.
  • Use localized ventilation in kitchens and bathrooms to remove cooking fumes, smoke, and excess humidity. Make sure ventilation systems exhaust air to the outside of your home, rather than your attic crawl space or between ceiling joists.
  • In fireplaces and wood stoves, burn real firewood rather than pressed wood products that may contain formaldehyde.
  • Use a portable air cleaner to help cleanse the air in single rooms. Portable air cleaner types include mechanical air filters, electrostatic precipitators, ion generators, and ultraviolet lamps.

Note that each type of air cleaner is designed to remove specific pollutants; no portable air cleaner removes all pollutants. Be wary of air cleaners that generate ozone — a known lung irritant.

3. Get out of debt (budget for improvements) 

Creating a yearly budget for home improvement and maintenance helps prevent overspending, and encourages you to put aside money for major replacements — such as new roofing or a kitchen appliance — that come up every few years.

Protect your home finances by knowing how much you’ll probably spend each year. Data from the U.S. Census Bureau says that average annual maintenance and home improvement expenditures are about $3,300 per household. Leading lending institutions agree; HSH Associates and LendingTree.com place average costs of yearly maintenance and upkeep at 1% to 3% of your home’s initial price.

That means the owner of a $250,000 home should budget between $2,500 to $7,500 each year for upkeep and replacements. Have extra at the end of the year? Save it for more costly upkeep and replacement items down the road — you’ll probably need it then.

4. Learn something new (educate yourself on home finances)

Want a little education that goes a long way toward your financial health? Learning how to improve your insurance score can help you keep your home insurance premiums from getting out of hand. Here are a couple of easy lessons:

  • Letting credit card debt build up is a black mark on your credit history — and an indicator that you’re likely to file an insurance claim. The more claims, the higher risk you appear to be to insurance agencies, which lowers your insurance score. Low scores mean higher rates for home insurance.
  • Keep payments on loans up-to-date. Don’t miss payment deadlines; if you do, notify your lender that your payment is forthcoming. Delinquent payments signal insurers that you can’t manage your money — resulting in a lower insurance score.

5. Get organized (de-clutter) 

No excuses — that clutter has got to go! Start by creating more storage space so you can stash stuff easily.

At wit’s end for new storage space? You’ve probably got storage solutions you didn’t know you had. Put up a high shelf between the walls of a narrow hallway, and tuck storage in out-of-the-way nooks, such as under-stairs spaces and between wall studs.

If your small home is pinched for space, don’t despair: There’s still room for storage. Shoe organizers ($20) do more than hold shoes — use them to store keys, notepads, and cell phones. At about $300 per drawer, have a cabinetmaker install drawers in the toe kicks of your kitchen cabinets for napkins, cookie sheets, and appliance manuals.

6. Volunteer (support your community)

In a world that often seems topsy-turvy, a little altruism helps restore balance. You can volunteer your time and energy to help others, and at the same time help promote safety and preserve the value of your neighborhood.

  • A neighborhood watch program fosters a sense of community and helps stop crime. Set up a meeting with neighbors to discuss concerns and priorities. Gather facts to present at the meeting: What kinds of crimes happen nearby? Are there patterns? Ask a local police representative to come to your first meeting to answer questions.
  • Start a community garden. Bring together neighbors for bonding, eating healthier, and saving on groceries. A 4-by-16-foot raised bed garden plot provides $200-$600 worth of food annually. As the organizer, you can expect to spend 20-30 per month for six months getting your community garden going.

7. Drink less (curb home water use) 

Our houses are thirsty. The average household uses about 400 gallons of water each day, or almost $700 per year in water and sewer costs. Making a few simple changes, such as installing EPA-certified WaterSense products, could trim up to $200 from your annual water bill. Add to that energy savings from reduced costs to heat water, and your yearly savings could reach $300 or more per year.

  • Low-flow showerheads include technology that reduces the amount of flow yet keeps pressure up, resulting in shower streams that are powerful and satisfying. They cost from $10 to $150, and installation is an easy DIY job that takes only minutes.
  • Replacing your pre-1994, water-guzzling toilet with a low-flow toilet prevents $90 worth of water costs from being flushed away. HE (high-efficiency) toilets use compressed air and electric water pumps to flush with less than 1 gallon of water; older models required up to 8 gallons.

8. Spend more time with family (share home improvement projects)

Spending quality time with your family takes quality planning — but it’s worth the effort. Rally your family around these fun-to-do projects to make every minute count:

  • Plant a tree. Pile the clan into the family wagon and shop for a tree that’ll become a new member of your family. Have your kids name it and help care for it. You might have to dig the hole, but everyone can take turns adding mulch and watering it. A bonus: planted where its shade will protect your house from summer sun, a $50-$100 tree cuts your yearly energy bill by $100 to $250.
  • Make a home emergency preparedness kit. Make a scavenger hunt of gathering up all the necessary supplies, such as flashlights, toilet paper, and duct tape, and assemble your kit during an evening together. It’s a good, non-scary way to teach small children about what to do if there’s an emergency.

9. Get fit (exercise your DIY skills)

How deep do you go when cleaning for holiday guests? There are some who take it to the extreme — but you can have a clean home without going overboard.

If you think wiping down countertops and fluffing a few pillows in advance of the guest onslaught will land you on Santa’s “nice” list this holiday season, check that list twice. The extreme cleaners (telephone buttons! vacuum brushes! remote controls!) featured in this New York Times article may make you feel like a slacker.

But you can bring your home to sparkling guest-readiness without going overboard. A few tips from the “Times” will keep your home merry, bright, and clean:

  • Scrub your entryway. Wipe down your front door, give the doormat a good shake, and make sure dust and dirt haven’t collected on floors and furniture legs. These are the first things guests will see when they arrive, so keeping them clean will guarantee a good first impression.
  • Focus on the kitchen. People tend to gather around the food during the holidays, so make sure your kitchen looks and smells nice. Don’t forget to dust the light fixtures and flush sink drains with boiling water.
  • Whatever you do, don’t neglect the loo. Don’t just wipe surfaces; break out the stiff-bristled brush and scouring powder to really scrub things clean.
  • Sniff out bad smells. If you clean your home and something still doesn’t smell quite right, brew some coffee. The aroma will cover it up.
